For a buyer, seller, or property owner, understanding the distinction helps prevent a common mistake: assuming a standard inspection has cleared the entire plumbing system. It has not. A careful inspection can identify many visible concerns, while a sewer camera inspection provides a direct look inside a part of the property that is otherwise out of sight.

What a Plumbing Inspection Typically Covers

A plumbing inspection evaluates the accessible components that bring water into the home and carry wastewater away from fixtures. During a home inspection, this generally includes visible supply lines, drain pipes, shutoff valves, sinks, toilets, tubs, showers, water heaters, and exterior hose connections when accessible.

A sewer scope asks a different set of questions: Is the main line damaged, obstructed, deteriorated, or improperly connected?

Neither service replaces the other. A sewer line can be in excellent condition while the home has a failing water heater or an active leak below a kitchen sink. Conversely, all visible fixtures may function well while the buried lateral has root intrusion or a major offset. Selecting one service does not automatically provide the information supplied by the other.

There is also a terminology issue worth clarifying. Some plumbing companies use “plumbing inspection” to describe a more detailed diagnostic service performed by a licensed plumber. How Findings Can Shape Your Next Step

Not every sewer scope finding calls for immediate replacement. Minor root intrusion may be managed through cleaning and periodic maintenance. Scaling in older cast-iron piping may warrant monitoring and a conversation with a qualified sewer professional. A localized defect may have a different repair path than a line with widespread deterioration.
