A dark or cool area may be related to moisture, but it can also result from an air-conditioning duct, insulation gap, shade, airflow, an electrical component, or a difference in building materials.
Likewise, a dry-looking thermal scan does not guarantee that no leak exists. The leak may be too small, too new, inactive at the time of the inspection, hidden behind materials that limit temperature change, or occurring under conditions that do not create usable contrast.
This is why a trustworthy inspection report should distinguish among an observed defect, a suspected concern, and a condition that requires specialized evaluation. Clear language gives clients useful direction without overstating what a noninvasive inspection can prove.
Conditions That Affect Thermal Camera Results
Thermal imaging works best when there is enough temperature difference between the area of concern and its surroundings. Weather, sun exposure, HVAC operation, interior temperature, building orientation, material type, and the timing of a leak can all influence the image.
A west-facing wall heated by afternoon sun may show dramatic temperature differences that have nothing to do with water. A recently used shower can affect wall and floor temperatures. A cold interior space during summer or a heated home during winter may create patterns around framing and insulation that require careful interpretation.
Experience matters because the inspector must recognize normal building behavior before identifying an abnormal pattern. The goal is not to produce a colorful image. The goal is to provide reliable information that helps a client make a confident decision.
What to Do After a Possible Leak Is Found
When an inspection identifies evidence of possible concealed moisture, the next step depends on the location, severity, and likely source. An active plumbing concern should usually be evaluated promptly by a qualified plumber. A roof or exterior intrusion concern may require a licensed roofing or building-envelope professional. If moisture damage is extensive or visible fungal growth is present, additional moisture assessment or mold testing may also be appropriate.
For buyers, documented findings can help guide repair requests, negotiations, or decisions about whether to obtain further evaluations before contingency deadlines.
